One percent does not deter co-operating realtors to show our listings. 98% of our listings are sold and co-operated from brokerages like RE/MAX, Century 21, Royal Lepage, etc. It has been over 5 years that the real estate council of Ontario (RECO) has released listings and their respective sale prices on public MLS along with other third-party MLS websites (, Housesigma, Zolo, etc) Essentially, this means that the buyers have direct access to the properties that they are interested in, wish to view, and ultimately buy!

Our brand places a deep importance on building long term relationships with our clients. Returned and referrals make up for a large percentage of our clientele. Like any other industry, the real estate industry is also transitioning. Hefty commission structures no longer fit with today’s house prices, at Modern Solution Realty we understand this transition and have adjusted ourselves accordingly. Our annual volume of sales is considerably higher than your average Ontario Sales Representative. While commission per transaction is lower, our sales are substantially higher.! Modern Solutions advertising is more effective than traditional offline advertising like newspapers, flyers, or post cards which is cost effective, allowing us to charge less commission without cutting our services. Saving you money is just as important as providing you exceptional service. That is our #1 goal, commission and compensation is secondary.

Some of our clients do not want a “for sale” sign. While there is no insisting from us, a for sale sign can only be beneficial to your sale. A for sale sign creates a buzz in the neighbourhood and drive by traffic that may not otherwise know the property is for sale, simply, increasing your chances of a faster and higher sale price.
