Toronto's Largest Rental Developer Now Offers Aeroplan Points for Rent Payments
Toronto's largest rental developer is now offering tenants an innovative way to earn Aeroplan points simply by paying their rent.
Across the city, renters are being rewarded with perks ranging from two months of free rent to complimentary Wi-Fi and free parking. But Fitzrovia, Canada's largest purpose-built rental developer, has taken it a step further with a new partnership that allows tenants to collect Aeroplan points on every rent payment.
How the Aeroplan Rent Rewards Program Works
Fitzrovia has teamed up with Toronto-based fintech company Chexy, enabling residents who are Aeroplan members to earn points when they pay rent using Chexy's platform. New residents can also sign up for Aeroplan membership as part of their lease signing. Adrian Rocca, Fitzrovia's CEO and founder, calls this initiative "moving beyond rent reductions," turning rent payments into aspirational rewards – pay rent for a year, and you could earn a free trip to Europe.
Chexy CEO Liza Akhvledziani Carew highlights the program's goal to transform one of the largest and most painful expenses into an opportunity for renters. Tenants can choose to pay rent via debit or credit card, with pre-authorized debit payments carrying no transaction fees at select buildings. Fitzrovia residents receive a three-month credit card fee waiver, after which the fee is 1.75% per transaction. Tenants earn up to two Aeroplan points per dollar of rent paid and can retain these points even if they move.
Growing Competition in Toronto's Rental Market
Tony Irwin, president and CEO of the Federation of Rental-housing Providers of Ontario, notes that perks like Fitzrovia's Aeroplan program are innovative for the rental market, helping landlords attract tenants in a competitive landscape. Nonetheless, he emphasizes the city's increasing need for affordable rental units.
Recent data from Urbanation show that the vacancy rate for rent-controlled, purpose-built rental projects in the Greater Toronto and Hamilton Area rose to 3.5% in Q3 2025, up from 2.8% a year earlier. Average rents for these units dropped 2.6% annually to $4.05 per square foot, and when factoring in incentives like free rent, effective rents fell 6% over the past year. Incentives were offered by 63% of buildings, with a third providing two or more months of free rent.

Irwin points out the challenges builders face in offering lower rents while funding costly projects requiring long-term investor returns. He contrasts this with condo developers who profit faster by pre-selling units.
