How much commission does Modern Solution charge to sell my home?
Modern Solution charges a 1% listing commission to sell your home, compared to the traditional 2.5% most brokerages charge. On a $1,000,000 home, that saves you $15,000. On a $1,500,000 home, you save $22,500. On a $2,000,000 home, you save $30,000.
Do I still get full MLS exposure with 1% commission?
Yes. Your home is listed on the Toronto Regional Real Estate Board (TRREB) MLS, Realtor.ca, HouseSigma, and every major Canadian real estate portal — identical exposure to a 2.5% listing. Buyers and buyer-agents searching online see your listing exactly the same way.
What's included in the 1% listing commission?
Everything a traditional listing includes: free in-home evaluation and comparative market analysis, professional HDR photography, drone aerials where appropriate, video walkthrough, virtual tour, full TRREB MLS listing, syndication to Realtor.ca and HouseSigma, paid social media advertising, showing coordination, offer negotiation, and full support from listing to closing. No upsells, no surprise fees.
Is there a catch with the 1% commission?
No. The traditional 2.5% rate is a holdover from before the internet made marketing cheaper and more efficient. We run a streamlined brokerage with high listing volume across the GTA, which lets us pass the savings to sellers without reducing service quality. Same TRREB MLS exposure, same professional marketing, same expert negotiation — just a smaller fee.
Do I have to pay the buyer agent commission too?
That's a separate decision. Most GTA sellers still offer a competitive co-operating commission to the buyer's agent (typically 2–2.5%) to attract the largest buyer pool. But the total commission you pay (1% listing + 2.5% buyer-side) is still meaningfully less than a traditional 2.5% + 2.5% structure. We'll walk you through the math during your home evaluation.
How is Modern Solution's 1% commission different from a flat-fee or for-sale-by-owner listing?
Flat-fee and FSBO services usually charge a one-time fee to put your home on MLS, then leave you to handle showings, negotiation, and closing on your own. Modern Solution's 1% commission is full service — a licensed agent handles pricing, photography, marketing, showings, offer negotiation, and closing for you. You get the savings of a discount model with the full support of a traditional brokerage.
Do I have to sign a long-term listing agreement?
Our standard listing agreement is the same TRREB-form contract every Ontario brokerage uses, with a term you agree to before signing — typically 60–120 days depending on price band and market conditions. There is no penalty for selling within the agreed term.
How fast can I list my home?
Most homes are evaluated within 48 hours of inquiry, prepped for professional photography within 3–5 business days, and live on TRREB MLS within a week of signing the listing agreement. If you have a tight relocation or closing timeline, we can move faster — just let your agent know.
Buying With $5,000 Cashback
The buyer cashback program and how it works.
How does the $5,000 cashback program work?
When you buy a home through Modern Solution Realty in the GTA, we pay you $5,000 cashback at closing. The cashback is delivered through your real estate lawyer when the deal closes — usually as a credit on your statement of adjustments or a direct payment. There are no hidden fees, no minimum purchase price, and the cashback applies to detached homes, condos, townhouses, and pre-construction in our service areas.
Is the $5,000 cashback legal in Ontario?
Yes. Buyer cashback / rebate programs are fully legal and permitted under Ontario real estate regulations (TRESA / REBBA) and are paid to you at closing through your real estate lawyer. Modern Solution Realty Inc. Brokerage is RECO-licensed and the rebate is part of our standard buyer representation agreement.
Do I pay anything to buy a home with Modern Solution?
No. The seller pays the buyer-side commission — that is how Canadian real estate has worked for decades. Modern Solution receives that commission from the seller's brokerage, then rebates $5,000 of it back to you at closing. You pay $0 in agent fees as a buyer and receive $5,000 cash at closing.
Is the cashback available on every home I buy?
The $5,000 cashback applies to residential purchases in our service areas (the GTA and Southern Ontario) where a co-operating commission is offered by the seller. For pre-construction condos and lower commission listings, the cashback amount may be adjusted to reflect the available commission — your agent will tell you upfront before you submit an offer.
When do I receive the $5,000?
On the closing date, when your purchase is finalized. Funds are released through your real estate lawyer as either a credit on your statement of adjustments or a direct payment, whichever is more efficient for your transaction.
Can I still use my own mortgage broker, lawyer, and inspector?
Absolutely. You choose your own mortgage broker (or bank), real estate lawyer, home inspector, and any other service providers. Modern Solution doesn't tie the cashback to using any specific service partner.

What is the process for selling my home with Modern Solution?
Step 1: Book a free home evaluation (online or by phone). Step 2: A local agent visits your home, reviews comparable sales, and gives you a written market value within 48 hours. Step 3: You sign the listing agreement (TRREB standard form, typically 60–120 day term). Step 4: We schedule professional photography, video, and any prep. Step 5: Your home goes live on TRREB MLS, Realtor.ca, HouseSigma, and paid social ads. Step 6: We coordinate showings and present every offer. Step 7: We negotiate to maximize your sale price. Step 8: We manage the deal through to closing with your lawyer.
What is the process for buying a home with Modern Solution?
Step 1: Tell us your search criteria (city, price band, property type, must-haves). Step 2: A licensed buyer agent sets up MLS alerts for matching listings the moment they hit the market. How long does it take to sell a home in the GTA?
Well-priced GTA homes typically sell within 2–4 weeks. In hot family-home segments (Mississauga family suburbs, Markham/Richmond Hill top school catchments, Oakville/Burlington starter detached), well-positioned listings often receive multiple offers within the first weekend. Luxury homes ($2M+) may take 4–8 weeks depending on price band and current inventory.
How long does it take to close a real estate purchase in Ontario?
Once an offer is accepted, the typical closing period in Ontario is 30–90 days. The exact closing date is negotiated as part of the offer. You will need a real estate lawyer, financing in place (mortgage approval), and time for inspection and due diligence.
Do I need to be present for showings of my home?
No. Our office books and confirms every showing, and we ask the seller to be out of the home during showings — this lets buyers walk through comfortably and helps them visualize themselves living there. You'll receive a notification and feedback from showings through our system.

Is Modern Solution Realty cheaper than a typical real estate agent?
Yes — significantly. The traditional Ontario listing commission is 2.5% (plus a 2.5% buyer-side co-op, totalling 5% in agent fees on most transactions). Modern Solution charges 1% on the listing side, so you save 60% on the listing commission. On a $1M home, that is $15,000 in your pocket. On a $1.5M Oakville or Richmond Hill home, you save $22,500.
If you charge less, do you offer less service?
No. Every Modern Solution listing receives the same full-service package as a traditional 2.5% listing: professional HDR photography, drone aerials (where appropriate), video walkthrough, virtual tour, full TRREB MLS, Realtor.ca and HouseSigma syndication, paid social advertising, showing management, expert offer negotiation, and full support through closing.
How can you afford to charge so much less than other brokerages?
High volume and a streamlined operation. Modern Solution closes thousands of GTA transactions, which lets us deliver the same marketing and service per listing at a much lower per-listing cost. We invest heavily in digital marketing (which is more efficient than print/postcards/billboards) and we do not pay the franchise royalties that big national brands charge their agents.
Will other agents avoid showing my home because the listing commission is lower?
No — the listing commission and the buyer-side commission are separate. Buyer agents are paid by the co-operating commission the seller offers, which is set separately and is typically the standard 2–2.5%. Most sellers continue to offer the standard buyer-side commission, so buyer agents have no financial reason to skip the listing.
