We want you to know exactly how the $5,000 works before you start your search. Here are the terms in plain language.
Where the $5,000 comes from
In most Ontario resale transactions the seller’s brokerage pays the buyer-side (co-operating) commission. Modern Solution Realty receives that commission on your purchase and rebates $5,000 of it to you. On a qualifying purchase you do not pay Modern Solution Realty a fee for buyer representation; how commission is handled on any purchase where the seller offers less is set out in your buyer representation agreement before you make an offer.
When and how it is paid
The cashback is paid on your closing date, once the purchase is finalized. Funds are released through your real estate lawyer as either a credit on your statement of adjustments or a direct payment, whichever is more efficient for your transaction.
Which purchases qualify
The $5,000 cashback applies to residential purchases in our service areas (the Greater Toronto Area and Southern Ontario) where the seller offers a co-operating commission. For pre-construction condos and lower-commission listings, the cashback amount may be adjusted to reflect the commission actually available. Your agent will confirm the exact amount before you submit an offer.
Your choice of professionals
The cashback is not tied to using any particular mortgage broker, lender, lawyer or home inspector. You choose your own service providers. Commission rebates to buyers are permitted under the Trust in Real Estate Services Act, 2002 (TRESA) and the Real Estate Council of Ontario (RECO) rules that govern Modern Solution Realty Inc., Brokerage; the rebate and its conditions are set out in writing in your buyer representation agreement.

How does the $5,000 buyer cashback work?
When you buy a qualifying home with a Modern Solution buyer agent, $5,000 of the co-operating commission we receive is rebated to you through your lawyer on closing day. The conditions are in the cashback disclosure on this page and in your buyer representation agreement.
Is there full buyer representation with the cashback?
Yes. You get full-service buyer representation — home search, showings, offer negotiation, home inspection coordination and closing support — and the cashback at closing.
Which purchases qualify for the buyer cashback?

Do I need to pay anything upfront?
