These terms govern your use of modernsolution.ca, operated by Modern Solution Realty Inc., Brokerage. By using the site you agree to them. If you do not agree, please do not use the site.

Information, not advice

Market statistics, price estimates, savings calculators, neighbourhood guides and articles are provided for general information. They are not a valuation of any specific property, legal, tax or financial advice, or a guarantee of any result. Speak with one of our registered agents, and where appropriate a lawyer, accountant or lender, before making a decision.

Commission rates and the buyer cashback are offers of the brokerage, subject to the terms of the applicable listing or buyer representation agreement. Savings examples compare a 1% listing commission with a 2.5% listing commission on the same sale price and exclude HST and the buyer’s agent commission, which is set separately.

Listing data

Listing data is provided under copyright by the Toronto Regional Real Estate Board (TRREB) and other Ontario real estate boards through the PropTx / MLS® system. The information is deemed reliable but is not guaranteed to be accurate, and the listing data displayed is for consumers’ personal, non-commercial use and may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing. Sold and historical data is displayed in accordance with the terms of use of the applicable board and is not to be redistributed.

You may use listing data only to identify properties you may be interested in buying or renting. You may not copy, scrape, redistribute or resell it, or use automated tools to collect it.

Accounts and saved listings

You are responsible for keeping your login credentials confidential and for activity under your account. We may suspend or close accounts used in breach of these terms.

Intellectual property and trademarks

The site, its design, text, photographs, video and logos belong to Modern Solution or its licensors and may not be reproduced without permission, other than personal, non-commercial viewing.

The trademarks REALTOR®, REALTORS® and the REALTOR® logo are controlled by The Canadian Real Estate Association (CREA) and identify real estate professionals who are members of CREA. The trademarks MLS®, Multiple Listing Service® and the associated logos are owned by CREA and identify the quality of services provided by real estate professionals who are members of CREA.

Limitation of liability

The site is provided “as is”. To the extent permitted by law, Modern Solution is not liable for any loss arising from use of the site or reliance on its content, including errors in listing data supplied by third parties, or from interruptions to the site.

Governing law

These terms are governed by the laws of Ontario and the federal laws of Canada that apply there. Any dispute will be heard in the courts of Ontario.
